About
Acorn Real Estate Partners (AREP) was founded by Alex Kellett following a seven-year career in institutional real estate investment for Morgan Stanley and subsequently Crossroads, where he managed in excess of €1bn of real estate assets. He recognised the need for a greater offering of people-first property solutions in the supported living sector, and so launched Acorn Real Estate Partners.
We specialise in sourcing and adapting high-quality homes for supported living and social housing in the Midlands and North of England. We focus on creating sustainable solutions that cater specifically to vulnerable residents, enhancing their living experiences.
From an investor's perspective, this strategy creates high-yielding, government-backed, passive residential income on long-term leases with a positive ESG impact.

Case study
A tenant required a 6-bed HMO in the greater Leicester area for single individuals with limited accessibility needs.
In 2025, AREP sourced an outdated end-terrace house near Loughborough and fully remodelled it. Works included adding an extra bathroom and delivering a rear dormer loft conversion to increase the property footprint.
The property was successfully let on a seven-year FRI lease for low-level needs supported housing. AREP is now in the process of sourcing similar properties across the region for this tenant.

A house in multiple occupation with all en-suite rooms, tailored for young adults with low-level support needs. Well located near public transport and community services to encourage independence.
An adapted property meeting M4(3) accessibility requirements, with full step-free access and a wet room. Within a 15-minute drive of Leicester city centre for access to services and carers.
A three-storey commercial property converted into six one-bedroom apartments, with the ground-floor units M4(3) wheelchair accessible.
